We were engaged for both civil engineering and surveying services for a 17-lot subdivision around a 14-unit development incorporating “walk-up” and terrace house typologies. Our approach included a strategic decision to incorporate 8 stratum lots for the “walk-ups”, this avoided the development being held under Unit Title rules. We addressed engineering intricacies associated with the stratum title approach through a civil engineering design that provided each lot with its own connections. Being in the Takanini area, the site faced geotechnical challenges being underlain peat soils. This required a 6-month pre-construction monitoring programme, followed by a 5-year monitoring programme. This project highlights our dedication to strategic thinking and problem-solving while upholding practical and client-centric values.
