Tripp Andrews was engaged to provide surveying, planning and engineering services for a six-lot residential development in Henderson.

The project required an integrated design and consenting approach to maximise the development yield while meeting the client’s objectives and achieving an outcome Auckland Council could support.

The Challenge

Residential development design often involves tension between maximising a site’s potential, controlling construction costs and satisfying council requirements.

Key challenges included:

Tripp Andrews worked closely with the architect throughout the design and approval process, providing the surveying, planning and engineering expertise needed to keep the development moving.

  • Preparing detailed engineering design for Engineering Plan Approval
  • Addressing Vector’s concerns about the potential effects on its neighbouring land

During the Engineering Plan Approval stage, we revisited the conceptual stormwater design approved at resource consent. By developing a more efficient solution, we were able to significantly reduce the extent of the previously approved public stormwater extension.

Tripp Andrews will also provide engineering supervision and certification, construction surveying and land transfer surveying as the project progresses.

Why This Matters

A design approved at resource consent does not always represent the most cost-effective construction solution. Continuing to review and refine the engineering design during later approval stages can uncover valuable opportunities to reduce infrastructure costs.

By significantly reducing the required public stormwater extension, Tripp Andrews improved the project’s feasibility after resource consent had already been granted.
